Common questions

Before you apply.

Is The Zapata Method a course or actual coaching?+

Both. You get the full curriculum on demand, plus direct access to me through weekly calls and a private channel for live deal review. The course is the foundation. The coaching is what gets you across the finish line.

Do I need money to start wholesaling?+

Less than most people think — but more than zero. You'll need enough to cover skip tracing, basic marketing, and earnest money on a contract. We talk through realistic budgets on the application call.

How long until I close my first deal?+

Depends entirely on you. Students who run the daily activity targets I give them typically contract their first deal in 60–120 days. Students who don't, don't.

What does it cost?+

We discuss pricing on the call after I've reviewed your application. The program is priced so that one closed assignment more than covers it — but it's not for tire-kickers.

What if I'm not in Texas?+

Doesn't matter. The system works in any market in the US. Texas is just where I built it. Several of my best students wholesale in markets I've never set foot in.

What's the difference between The Zapata Method and the other guys?+

Most coaches sell you a course and disappear. I work with twelve students at a time, hand-picked through this application. You'll have my number. I'll know your pipeline. That's the difference.
